A LITTLE MORE ABOUT THE PROPERTY

The Threshold of Time

In Aquileia, where stones tell stories that span millennia and the Patriarchal Basilica of Santa Maria Assunta watches over the eternal silence of history, stands a residence seemingly suspended in an endless dialogue between past and present. It is a quiet and discreet building along Via dei Patriarchi, whose charm lies in its innate ability to listen, preserve, and return the echo of the centuries.

Its medieval walls, built of rough-hewn stone, embrace the house like an ancient promise kept through time. They have been under direct monumental protection by the Italian Ministry of Culture since 1962, safeguarding the historical memory of the site. Once a farmhouse with a vegetable garden—already recorded in the Napoleonic Cadastre of 1812—it tells of a rural past and of days marked by simple, authentic rhythms. It is easy to imagine the lush garden of the past, with fruit trees and fresh vegetables; today, that same space has become a 200-square-meter paved courtyard, a meeting place between the modern gaze and the medieval bell tower that rises above the surroundings, imposing yet serene.

Over the centuries, Aquileia has transformed, becoming a place of universal value and a UNESCO World Heritage Site since 1998. Yet, around the Basilica, life continues to flow with its timeless simplicity: bells ring at dawn, and the evening sun paints the ancient stones in golden hues. In this setting, the residence on Via dei Patriarchi silently observes the passage of time, its windows opening onto the daily scenes of children playing, laundry drying in the sun, and cats dozing on the windowsills.

The beauty of living in this house lies in crossing a metaphorical threshold—entering a place where every step is accompanied by the whisper of generations past. It is a passage between worlds, evoking the emotional depth that only historic buildings can convey.

The residence underwent a complete and meticulous renovation in 2014, authorized by the Superintendence for Architectural and Landscape Heritage of Friuli-Venezia Giulia. The restoration included both structural consolidation and energy-efficiency improvements. A 12-cm EPS thermal coat was installed, along with new wooden windows with insulating double glazing, modern heating and air-conditioning systems powered by natural gas with a condensing boiler, and updated plumbing systems. The interiors feature ceramic and parquet flooring, bathrooms with hydromassage showers and bathtubs, and finishes that respect the historical character of the home. In 2023, a retractable aluminum pergola with a movable PVC cover was added, shading an area of approximately 46 square meters and further enhancing the outdoor space.

Today, the residence is classified as Energy Class C, preserving a perfect balance between the ancient and the contemporary.

This home truly is a “threshold of time”: every detail—from the wooden beam ceilings to the exposed stone walls—whispers stories of the past, while the carefully restored interiors provide modern comfort with elegance and discretion. Every day spent here is a slow, mindful step in the company of history—an ongoing invitation to pause, listen, and embrace the richness of living in a place where each moment is nourished by the inexhaustible lifeblood of memory.
